Melbourne’s CBD is experiencing a retail resurgence, and a landmark Bourke Street Mall precinct is defining what comes next.
On the brink of launch, Melbourne Walk offers flagship retail opportunity, international brand adjacency, and high footfall exposure in one of the country’s busiest retail corridors.
Rising from the foundations of The Walk Arcade, Melbourne Walk is a bustling mixed-use shopping arcade and dual-brand hotel offering, woven into the rhythm of Melbourne’s daily life. Melbourne Walk is reimagining what shopping in the CBD looks like, connecting history and future through innovative design, global brands, and immersive experiences.
Developed by Steadfast Capital, Melbourne Walk is the first new build in Bourke Street Mall in more than 50 years. With global brands JD Sports and Pop Mart confirmed as anchor tenants, and IHG launching their first Australian dual-branded hotel offering combining Hotel Indigo and Holiday Inn, the precinct is attracting retailers aiming to establish or grow a strategic presence in Melbourne’s CBD.
Melbourne Walk will roll out a staggered launch program, reflecting the city’s retail culture – one that thrives on discovery, anticipation and conversation. New tenants will be strategically revealed, inviting repeat visitation as Melburnians continually discover a fresh reason to return, share and explore.
Prime positioning in the heart of the CBD
Fronting Bourke Street Mall and extending through Little Collins Street, Union Lane and The Causeway, Melbourne Walk’s footprint guarantees exposure. Alongside the IHG dual-branded hotel, a rooftop restaurant on level five will offer CBD skyline views over its terrace, further enhancing the full precinct’s lifestyle appeal.
The precinct offers over 6000sqm of retail space across three levels, with tenancies ranging from 24sqm boutiques to 1500sqm flagship formats. Tenancy features include high ceilings, dual frontages and adaptable layouts, giving brands the flexibility to tailor their presence within one of the CBD’s most prominent destinations.
Design that marries legacy and lifestyle
Designed by leading architecture firm Buchan, Melbourne Walk blends contemporary structure with heritage facades, including the historic Diamond House and Public Benefit Bootery. It delivers a precinct that is both recognisably Melbourne with homage to its laneways, flagship tenants, boutique retail, and dining offering, while forward-facing in its design.
Melbourne Walk recognises that today’s consumers don’t separate shopping from dining, entertainment, or where they stay. Instead, it delivers a connected precinct that encourages visitation, blending retail with experiences that build dwell time and boost spend per visit.
Retail meets experience
Australian customers are no longer simply shopping; they’re seeking destinations that deliver meaningful experiences. According to Urbis’ 2024 Shopping Centre Benchmarks report, integrated centres combining retail, dining, entertainment, and accommodation demonstrated higher productivity and occupancy rates compared to standalone retail spaces.
“We saw an opportunity to deliver a precinct that responds to how people move through cities now, and that is not in silos, but through experiences. Melbourne Walk is the answer to that shift.
“The precinct draws on the city’s laneway culture, food scene and liveability to create an environment that mirrors how people already move through the CBD. It embeds retail into the reasons people are already drawn to the city, aligning with its rhythm and offering retailers access to an audience primed to engage,” said a Steadfast Capital spokesperson.
Why now, why here
For brands still weighing up their next move, the timing couldn’t be better. Retail conditions in Melbourne are rebounding, with city foot traffic on the rise, international tourism returning, and a growing population of students and workers re-establishing CBD routines. In May 2025, Bourke Street Mall recorded over 5.4 million pedestrian visits – up nearly 24 per cent year-on-year, according to the City of Melbourne’s Pedestrian Counting System.
As tourism rebounds, students return, and city workers re-establish CBD routines, Melbourne Walk is timed to capitalise on renewed foot traffic and appetite for premium retail experiences.
“As the need for new retail space increases, the provision of new, quality floorspace will be critical for brands and their customers.
“Melbourne Walk is well positioned to meet this growing demand, offering retailers a unique opportunity to both capitalise on and contribute to Melbourne CBD’s economic growth,” said a Steadfast Capital spokesperson.
The opportunity awaits
Retail may be changing, but for brands with the right offer, location still matters. Melbourne Walk is proving that with the right mix of scale, story and strategy, the CBD remains the place to be.
