“S Connect evolved in response to a clear gap in the market. We were seeing a growing number of small businesses and digital-first brands looking to enter physical retail, but facing barriers around cost, complexity, and long-term lease commitments. At the same time, more established brands were looking for flexible ways to show up in key moments without expanding their permanent footprint.”
Many new and emerging brands may not currently have a physical presence within centres, may already supply products through major retailers, or may offer seasonal and occasion-based products that align with specific shopping missions. “This gives them access to high-footfall environments and a built-in customer base that would otherwise be difficult to reach,” explains Pirozzi. “These digital-first brands primarily scale by cultivating highly engaged communities on platforms like TikTok and Instagram and transition into brick-and-mortar.”
At the same time, established brands are using activations to launch new products, create seasonal relevance, or drive incremental sales during peak periods without changing their core store footprint.
At its core, S Connect addresses a simple retail challenge: How do brands show up when customers are already considering, comparing and purchasing?

“The biggest advantage S Connect offers is proximity to purchase,” says Pirozzi. “We are placing brands into environments where customers are already in a shopping mindset, which fundamentally changes the role of marketing.
“We do this by combining physical presence with targeted in-centre media, so brands can influence customers at multiple touchpoints throughout their visit. Whether it’s a pop-up that enables direct interaction, or media placements that reinforce messaging from entry through to purchase, the focus is on being visible at the moments that matter most.”

S Connect operates across two core streams: pop-ups and retail activations supported by an interconnected ecosystem of digital and static media.
For brands, this creates opportunities beyond traditional leasing models. A digital-first business entering physical retail for the first time can test demand without committing to a permanent store. An established retailer can use an activation to launch a new product line, while seasonal categories can create additional presence during important trading periods.
Formats range from single-site pop-ups through to multi-centre rollouts, including retail kiosks, experiential installations, sampling activity and brand-led spaces designed to engage shoppers in high-footfall locations.
“Flexibility plays an important role in this changing environment,” says Pirozzi. “Brands can scale their presence based on the opportunity, from a single activation through to a broader multi-centre approach, which helps align investment with specific objectives.”
Winning attention during retail’s biggest moments
The importance of timing has increased as shoppers become more deliberate with their spending.
Peak retail periods such as Black Friday, Christmas and summer sales have become critical opportunities for brands to drive awareness, visitation and conversion. However, they are also increasingly competitive moments when securing customer attention becomes more challenging.
“This approach allows brands to cut through in a more efficient way. It’s about meeting customers when intent is already high, rather than trying to create it from scratch.”

For the FY27 festive period, the focus is shifting towards helping brands capture demand earlier, build stronger customer engagement pipelines and secure opportunities before peak periods become crowded.

Physical retail’s role in a digital-first world
Retailers continue to invest heavily in digital channels, but physical environments offer something online platforms cannot fully replicate: the ability to combine discovery, comparison and purchase in the same moment.
Shopping centres provide access to customers who are already in a purchasing mindset, with multiple opportunities to influence decisions along the path to purchase. S Connect’s media offering extends this opportunity beyond physical spaces, creating an in-centre network that allows brands to communicate with shoppers throughout their visit.
This includes large-format screens, digital panels and integrated placements across key customer touchpoints – from arrival through to purchase. Pirozzi says Stockland is seeing strong interest in S Connect across a mix of brand types, but they’re all drawn to the same thing: Flexibility and relevance.
“Many digital-first brands are looking to bridge the gap between online and physical retail, and pop-ups give them a way to do that without committing to a permanent store. It allows them to test locations, understand customer behaviour in a physical setting, and build brand awareness in a more tangible way.”
Other adopters, including emerging businesses in health and beauty, activewear and fashion, home and lifestyle, pet care, and eco-friendly goods, are using pop-ups as a lower-risk entry point.
“We’re also seeing strong demand from seasonal and occasion-based categories, particularly in areas like gifting, food, beauty, and home. These are brands or products that naturally align with moments like Christmas, where customers are actively looking for inspiration and solutions.”
Pirozzi adds that they have also introduced new media channels and collaborative opportunities across other areas of the Stockland portfolio, expanding their offering across their master-planned communities, over-50s lifestyle villages, offices, and industrial precincts.
